How do I get a quote?

Call us at (941) 313-2009 or email mrsteamfl@gmail.com. Tell us your city, approximate square footage, and the service you need. Photos are also helpful for stains, damaged areas, showers, and restoration questions.

Do you provide in-person estimates?

We normally provide pricing by phone, text, or email rather than scheduling a separate in-person estimate. Having the approximate square footage and clear photos helps us give you the most useful information.

Which areas do you serve?

We serve Fort Myers, Cape Coral, Naples, Sarasota, Bradenton, Venice, North Port, and surrounding Southwest Florida communities.

Before & During the Appointment

How long does tile and grout cleaning take?

Timing depends on the square footage, condition of the floor, furniture, and services selected. Many residential jobs take around three to four hours, but larger or more difficult projects may take longer.

Do I need to move furniture?

Please remove small items, toys, plants, and breakables from the floor before we arrive. We can help move typical lightweight furniture when practical, but we generally do not move refrigerators, stoves, washers, dryers, or other heavy appliances.

What should I do with pets?

Keep pets away from the work area, wet floors, hoses, and equipment during service. We will explain when the floor is ready for normal foot traffic based on the cleaning or sealing products used.

Do you clean all the way to the baseboards?

Yes. We clean the accessible tile and grout throughout the agreed service area, including along edges and baseboards, using smaller tools where the main cleaning head cannot reach.

Cleaning & Results

Why does grout become dark or discolored?

Grout is porous and can absorb dirty mop water, spills, oils, soil, and cleaning-product residue. Permanent discoloration can also come from harsh chemicals, old repairs, or uneven wear.

Will professional cleaning remove every stain?

Professional cleaning removes embedded dirt and buildup, but no responsible company can promise that every permanent stain or chemical discoloration will disappear. When grout remains uneven after cleaning, color sealing may be the best restoration option.

Do you clean carpet?

No. Mr. Steam specializes in tile and grout cleaning, grout sealing, grout color sealing, and selected restoration work. We do not clean carpet.

Grout Sealing & Color Sealing

What type of clear grout sealer do you use?

We use a premium, water-based penetrating sealer. Under suitable conditions and proper maintenance, it can provide protection for up to 15 years. Harsh or corrosive cleaners can shorten its lifespan.

What is the difference between clear sealing and color sealing?

Clear sealer protects grout while preserving its existing color. Color sealer creates a uniform new finish and is better for permanently stained, blotchy, or mismatched grout.

Can I choose a new grout color?

Yes. Color sealing can closely match the existing grout or change it to a lighter or darker shade that complements the tile.

Repairs & Additional Services

Can you replace a broken tile?

We may be able to replace an isolated broken tile when a suitable replacement tile and matching grout are available. These projects are evaluated individually.

Do you install new tile floors?

No. We do not offer full tile installation.

Do you regrout entire floors or recaulk showers?

No. We may complete selected small-area grout repairs, but we do not provide full-floor regrouting or shower caulking and recaulking.

Floor Care After Service

Can I use bleach on my grout?

We recommend avoiding routine use of bleach and other harsh or corrosive cleaners. They can discolor grout, weaken some surfaces, and shorten the life of grout sealer.

Which cleaning products should I avoid?

Avoid acidic, abrasive, waxy, or shine-building products unless the tile or sealer manufacturer specifically approves them. Products that leave a film can attract soil and make the floor harder to maintain. A neutral floor cleaner is usually the safest choice.
